Required Drawings for Permits

The required drawings for any Building Permit application will vary depending on the specific and type of proposed construction for the project.

The following is a list of drawings required to be submitted with a completed building permit application. Please note that the Schedule 1:  Designer Information form is included in the building permit application and if applicable, shall be filled out, complete with BCIN number.

House

  • Two complete sets of construction plans (foundation plan, floor plan showing sizes of window and door openings, cross section including dimensions and material to be used in the construction, all elevations, fireplace detail, truss design if applicable, and drainage)
  • Two copies of heat loss calculation with duct layout
  • One ventilation design summary
  • One copy of energy efficiency design summary
  • Three copies of site plan approved by the Planning and Public Works Departments

Additions

  • Two complete sets of construction plans (foundation plan, floor plan of addition showing sizes of window and door openings and single line drawing of floor plan of existing house, cross section including dimensions and material to be used in the construction, all elevations, and truss design if applicable)
  • Two copies of heat loss calculation with duct layout (if applicable)
  • One copy of energy efficiency design summary
  • Two copies of survey showing all buildings on property (show location and dimensions of addition, setbacks from property line and grading/drainage of property -- if required)

Accessory Apartment

  • Two complete sets of construction plans (existing and proposed floor plans showing sizes of windows, doors and room dimensions of new unit, include all room names, fire separations and a layout of the existing floor above
  • Two copies of survey showing the size of all the parking spots, any new exits or windows that are proposed with set back from the property line.  A grading/drainage of the property may be required if there is any exterior work

Attached/Detached Garage

  • Two complete sets of construction plans (foundation plan, floor plan showing sizes of window and door openings, cross section including dimensions and material to be used in the construction, all elevations, and truss design if applicable)
  • Two copies of survey showing all buildings on property (show location and dimensions of attached/detached garage, setbacks from property line and grading/drainage of property -- if required)

Any Accessory Building over 10 m2 or 107 sq ft

  • Two complete sets of construction plans (foundation plan, floor plan showing sizes of window and door openings, cross section including dimensions and material to be used in the construction, front view showing height of building and truss design if applicable)
  • Two copies of survey showing all buildings on property (show location and dimensions of accessory building, along with the setbacks)

Carport

  • Two complete sets of construction plans (foundation plan, side elevation showing partial enclosure, if any, framing cross section to include dimensions and material to be used in the construction, and truss design if applicable)
  • Two copies of survey showing all buildings on property (show location and dimensions of carport, along with the setbacks)

Deck

  • Two complete sets of construction plans (floor plan and framing cross section including dimensions and material to be used in the construction, and elevation view)
  • Two copies of survey showing all buildings on property (show location and dimensions of deck, along with the setbacks)

Pool/Hot Tub

  • Two copies of survey (show location and dimensions of the pool/hot tub, along with the setbacks)
  • Description of fencing
  • Grading Plan (see Schedule B of the Swimming Pool Enclosure By-law Number 15-93)
  • For hot tubs, you will need to provide details of what the hot tub will be sitting on and you will need to provide a copy of your hydro permit. Hydro permits can be obtained by contacting the Electrical Safety Authority at 1-877-372-7233

Commercial, Industrial & Institutional

  • Three complete sets of drawings (including architectural, structural, mechanical, electrical, and sprinkler)
